What We Do
Strategize
We help your team surface goals of your real estate & workplace spaces, programs, or projects, and plan strategically so your team moves ahead with confidence.
This looks like: Leadership/Team workshops, workplace programming, delivery strategy, scenario planning, experience playbooks, design and delivery guidelines, workplace assessment tools, capital investment planning, frameworks for ongoing decision-making, and more.
(Connecting Dots)
Deliver
We help you bring your vision for a people-centered and business-aligned workplace to fruition through disciplined Project and Construction Management.
This looks like: Us becoming your representative on projects, creating a project framework, managing design, overseeing construction and transition to occupancy, and everything in between.
(Making Things Happen)
Activate
We work with your team to design the architecture of participation for your gatherings, workplace experiences, and company offsites.
This looks like: Creating the structure, prompts, activities, flow, and materials that help people connect, contribute, make decisions, be creative, and engage with each other meaningfully.
(Bringing Spaces Alive)
Iterate
We partner with your team to understand whether a place, program, or experience is working after it is live – and how to evolve it.
This looks like: Us identifying your distinct, meaningful success metrics, developing evaluation methods and criteria around them, and translating findings into practical, actionable, and responsible recommendations.
(Learning + Iterating)

Who We Are
Sandi Harder is a people-centered place strategist. Her work sits at the intersection of design, workplace strategy, applied research, experience, and project delivery, with a focus on how the built environment shapes behavior, connection, equity, and quality of life.
She is an architect who has worked across transportation, commercial, cultural, and workplace projects before moving into owner-side roles leading design and construction projects and workplace strategy programs. She loves to help create spaces and systems that actually work for the people who use them.
Sandi lives in San Francisco, where she’s often thinking about places can better support communities. Outside of projects, she is either traveling or negotiating space with two opinionated corgis.
Miles Bianchi is a seasoned industry professional with 15 years of experience delivering projects across the spectrum of commercial Real Estate. His bread and butter is in workplace tenant improvements, but also has broad experience building industrial spaces, linear accelerators (well, a linear accelerator), educational spaces, labs, retail centers, public sector buildings, and restaurants.
Miles has worked throughout the Bay Area, Los Angeles, Seattle, Vancouver, New York City and Philadelphia and currently calls Oakland, CA home. When he’s not pontificating about what it means to Project Manage, you can find him at home hanging with his pittie girl, Cheech, in the darkroom, or making electronic music that the world will never hear. He has a Masters in Architecture from the University of Pennsylvania, and loves design!
