WHO WE ARE
Sandi Harder is a people-centered place strategist. Her work sits at the intersection of design, workplace strategy, research, experience, and project delivery, with a focus on how the built environment shapes behavior, connection, equity, and quality of life.
She began her career in architecture, working across transportation, commercial, cultural, and workplace projects before moving into owner-side roles leading design and construction projects and workplace strategy programs. Now she advises and gets hands-on with organizations, helping create spaces and systems that work better for the people who use them, translating between big-picture vision, operational realities, and the many moving parts of project execution.
Sandi lives in San Francisco, where is often thinking about places can better support communities. Outside of projects, she is either traveling or negotiating space with two opinionated corgis.
Miles Bianchi is a seasoned industry professional with 15 years of experience delivering projects across the spectrum of commercial Real Estate. His bread and butter is in workplace tenant improvements, but also has broad experience building industrial spaces, linear accelerators (well, a linear accelerator), educational spaces, labs, retail centers, public sector buildings, and restaurants.
Miles has worked throughout the Bay Area, Los Angeles, Seattle, Vancouver, New York City and Philadelphia and currently calls Oakland, CA home. When he’s not pontificating about what it means to Project Manage, you can find him at home hanging with his pittie girl, Cheech, in the darkroom, or making electronic music that the world will never hear. He has a Masters in Architecture from the University of Pennsylvania, and loves design!

Delivery - We help bring your vision for a people-centered and business-aligned workplace to fruition through disciplined Project and Construction Management.
We become your agent to implement your strategy on Real Estate projects. As Owner’s Representatives we create a project framework, build a team, manage design, oversee construction, and transition to occupancy.
Activation & Experiences - We work with your team to design the architecture of participation: the structure, prompts, activities, flow, and materials that help people connect, contribute, make decisions, and engage meaningfully with a place, program, event, or gathering.
Post-Occupancy Learning - Understand whether a place, program, or experience is working after it is live – and how to evolve it.
We evaluate physical space, operations, use patterns, and user experience against goals, then translate findings into practical recommendations that best serve how you work.
